Selling Your Home? Here’s What to Expect, and How I’ll Help
Selling a home involves a lot more than putting up a sign. Below is how the process works, what you can do to get a better price, and where I come in.
How the Process Works
- Initial consultation. We talk about your goals, timeline, and what you need from the sale (including what you still owe, if anything).
- Pricing with a Comparative Market Analysis (CMA). I compare your home to recently sold, pending, and active listings nearby, adjusting for size, condition, and features. Pricing too high leads to a stale listing. Pricing too low leaves money on the table. The CMA finds the sweet spot.
- Getting the home ready. I’ll walk through the house with you and recommend what’s worth doing before you list, and what isn’t.
- Listing and marketing. Professional photos, an MLS listing, online and social promotion, open houses, and direct outreach to agents with qualified buyers.
- Showings and offers. I coordinate showings, screen buyers, and review every offer with you. The price matters, but so do the financing, contingencies, and closing date.
- Negotiation. I negotiate the price and terms, then handle counteroffers and any requests after the buyer’s inspection.
- Escrow and closing. I work with the escrow company, track every deadline, and make sure the paperwork is complete so closing goes smoothly.
Seller Prep Checklist
- Declutter and deep clean. Buyers need to picture themselves living there.
- Make small repairs. Fix leaky faucets, loose handles, burnt-out bulbs, cracked caulk, and squeaky doors. Minor issues make buyers wonder what else is wrong.
- Neutralize and refresh. Fresh neutral paint is one of the most cost-effective updates.
- Boost curb appeal. Mow, trim, add mulch, clean the front door, and put out a new doormat. The first impression happens before anyone walks in.
- Light it up. Open the blinds and use brighter bulbs. Bright homes look larger and feel more welcoming.
- Gather your documents. Pull together utility bills, warranties, repair receipts, HOA information, and any permits for past work.
- Consider a pre-listing inspection. It can reveal surprises early so you can fix them or price around them before a buyer finds them.
Common Seller Mistakes I Help You Avoid
- Overpricing because of emotional attachment. Buyers pay for what the market supports, not for the memories.
- Skipping the prep. Homes that show well sell faster and often for more.
- Making expensive upgrades that don’t pay back. I’ll tell you which projects are worth it before you spend the money.
- Being unavailable for showings. The buyers who can’t see your home easily may buy another one.
Frequently Asked Questions
How do you decide what my home is worth? I use a CMA built on recent local sales and current competition, plus an honest look at your home’s condition and features. It’s different from an online estimate, which can’t see your upgrades, your layout, or your street.
How long will it take to sell? It depends on the price, condition, season, and local demand. In my market, homes are currently selling in about 90 days. I’ll give you a realistic timeline for your home specifically.
What does it cost to sell? Typical costs include agent compensation, title and escrow fees, and any prep or repairs, and sometimes concessions to the buyer. I’ll give you a net sheet that shows what you can expect to walk away with, so there are no surprises at closing.
Should I buy first or sell first? There are good strategies for both, such as a sale contingency or a rent-back after closing. I’ll help you pick the one that fits your situation.
What if the buyer’s inspection turns up problems? This is common. You can usually negotiate a repair, a credit, or a price adjustment. I’ll help you decide which is best for you.
